Island Bay Road renovation

What began as a modest, ageing home has been completely reimagined into a modern coastal retreat, designed to maximise light, space, and its elevated outlook.

Set on a steep, tightly constrained site, this project required more than just renovation. Extensive groundwork, retaining, and structural engineering laid the foundation for a full transformation, opening the home up to its surroundings and creating entirely new living spaces.

The original layout has been reworked to improve flow and functionality, with new framing extending the footprint and unlocking a connection to the outdoors. Large openings and carefully positioned glazing now capture natural light and frame the surrounding landscape, while elevated decks create seamless indoor-outdoor living.

From excavation through to full structural rebuild, this project showcases what's possible when smart design meets precise execution, turning a challenging site into a standout home.
